Our Investigation Process

Step 1 - Learn

Gathering information from you is an important first step for us to better understand the current water and mold issues materializing within your structure. This usually starts with a phone call. Our goal is to collect as much data as possible about past or present water events; all clues to help us identify areas of concern. Very simply, mold needs water and a food source to grow.

Step 2 - Investigate

We begin by walking the exterior of your structure and gathering information about any areas where leaks or moisture intrusion into the building envelope could be occurring. This includes roof leaks, roof drainage systems, exterior surfaces, doors and windows, poor grading and drainage, and sprinklers spraying or leaking against the building. Signs of water intrusion into the basement or other below-grade areas are noted.

We then inspect all accessible areas within the living or work space. We inspect in and around HVAC and plumbing systems for suspicious water activity or potential mold growth.

Our inspection and mold investigation of your structure is much more than a cursory walk through of the property. We do not simply focus on suspected area of mold growth.

Musty odors and/or elevated humidity levels at the interior are investigated and reported on.

During the inspection we utilize moisture meters and infrared camera thermology technology. These instruments allow us to locate previously undetected areas of moisture buildup within wall, floor and ceiling cavities, the very moisture that causes mold growth.

Step 3 - Test

After the investigation is carried out, we will review and discuss with you any areas of concern, and indicating suspected areas of mold contamination. We then develop a sampling strategy that is specific to our findings during the investigation.

Air samples are taken on an as-needed basis in order to confirm or deny the presence of mold, mycotoxins, bacteria and any other microbial issues of concern.

Air sampling utilizes the most comprehensive and accurate industry standard mold spore trap methodology and certified laboratory analysis is conducted to rule out mold contamination

Mold surface samples are taken directly off of suspected mold growth, as mold spores are not always airborne. Surface samples feature the same laboratory analysis.

Step 4 - Analyze

All samples are sent to Eurofins, a third-party accredited laboratory for analysis. Upon receipt of lab results we review the lab data and notes from the inspection.

Step 5 - Report

After our investigation and following the delivery of lab results, we compile your customized, detailed report that features full photo documentation of relevant observations, test results and recommendations for any next steps. Our reports are narrative and easy to understand. There is no reason to complicate matters!

Step 6 - Educate

Your report is delivered to you by email and contains a next-step plan of action. It is important that you understand the information in the report. We recommend that you first read it over, compile your questions, and then email us to schedule a consultation to review your questions and any aspects of the report you want to know more about.
